Valore policies

Terms & Conditions

Effective 7 October 2026

In short:

1. Who we are

Valore, including the PropFlow rental-management workspace, is built, owned and operated by FlowState Development, a registered South African software company (www.flowstatedev.co.za). In these documents “Valore”, “we”, “us” and “our” mean FlowState Development.

These Terms & Conditions are an agreement between you and FlowState Development. They apply whenever you visit valoreproperties.com or use a Valore account. The Privacy Policy, Payment Policy and Refund Policy form part of this agreement.

2. Accepting these terms

By creating an account or using Valore you agree to these terms. If you use Valore on behalf of a business or agency, you confirm that you are authorised to bind it, and “you” includes that business. If you do not agree, please do not use the service.

You must be at least 18 years old to hold an account.

3. Your account

4. What Valore provides

Valore provides property analysis tools, market research, saved reports and, for professional accounts, the PropFlow workspace for managing contacts, properties, maintenance and trust-account records. Features may change, and some are labelled as sample, illustrative or coming soon.

4.1 Estimates, not registered valuations

Valore produces estimates and supporting analysis. Its outputs are indicative only and are not a registered valuation in terms of the Property Valuers Profession Act 47 of 2000. Reports that refer to accounting standards such as IFRS 13 or IAS 40 are working papers to support your own professional judgement; they are not an audit opinion or a signed valuation certificate.

4.2 Not financial, legal or tax advice

Nothing on Valore is financial, investment, legal or tax advice. Decisions to buy, sell, lend against, let or account for a property are yours. Take independent professional advice where the decision matters.

4.3 Data sources and AI-generated content

Valore combines third-party data (for example deeds-office sales data from Lightstone), public web research, figures you enter and content generated by artificial intelligence. These sources can be incomplete, out of date or wrong, and AI-generated text can contain errors. Each report shows where its comparables came from. Check anything important against primary records before you rely on it.

4.4 PropFlow and trust accounting

PropFlow is a record-keeping tool. We do not hold, receive or pay out your clients’ money, and Valore is not a bank or a trust account. If you are a property practitioner, you remain fully responsible for your trust account, your records and your obligations under the Property Practitioners Act 22 of 2019 and the rules of the Property Practitioners Regulatory Authority.

5. Acceptable use

You agree not to:

6. Fees and payment

Some features are paid. Prices, billing cycles, free trials and what happens when a payment fails are set out in the Payment Policy. Refunds are covered by the Refund Policy.

7. Your content and data

You keep ownership of the information you put into Valore, such as property details, contacts and ledger entries. You give us permission to store and process it so that we can provide the service to you. Where you load other people’s personal information (for example tenants or landlords), you are responsible for having the right to do so; the Privacy Policy explains our respective roles.

You can edit or delete your content in the app, and you can ask us for a copy of it or to delete it at any time.

8. Our intellectual property

The Valore and PropFlow software, design, text, methodology and branding belong to FlowState Development or its licensors. We grant you a personal, non-transferable right to use the service and to use the reports you generate for your own business or personal purposes. Third-party data shown in Valore remains the property of its provider and may carry its own restrictions.

9. Availability and changes

We work to keep Valore available and accurate, but we do not promise uninterrupted or error-free service. We may update, add or remove features. If we make a change that materially reduces a paid feature, we will tell you in advance where we reasonably can.

10. Liability

Nothing in these terms limits any right you have under the Consumer Protection Act 68 of 2008 or any liability that cannot lawfully be limited. Subject to that:

You agree to indemnify us against claims by third parties that arise from your breach of these terms or from content you loaded into Valore.

11. Suspension and closing your account

You can stop using Valore and ask us to close your account at any time. We may suspend or close an account that breaches these terms, puts the service or other users at risk, or has unpaid amounts. Where it is reasonable to do so we will warn you first and give you a chance to fix the problem. What happens to wallet balances and subscriptions on closure is explained in the Refund Policy.

12. Changes to these terms

We may update these terms. When we make a material change we will post the new version here with a new effective date and notify account holders by email or in the app at least 14 days before it takes effect. Continuing to use Valore after that date means you accept the updated terms.

13. Governing law and disputes

These terms are governed by the laws of the Republic of South Africa. If you have a complaint, contact us first and we will try to resolve it within 10 business days. If we cannot, either of us may approach a South African court with jurisdiction, and consumers may also approach the National Consumer Commission or another body with authority over the dispute.
